The impressive hallway is your first impression of this much loved family holiday home. The large farmhouse style kitchen with all the amenities you would expect when booking a holiday cottage, so you can relax and enjoy your stay. The large dining table and chairs are positioned to enjoy the views of the terrace and garden, perfect for leisurely breakfasts and chatty evening meals. Next door is the TV lounge with comfy sofas and space for family board games with views and access to the garden.
There is a downstairs bedroom with a small 4ft double for those who struggle with stairs and opposite is a modern shower room.
The stairs lead up to the four remaining bedrooms and the stunning, large second lounge. There is a smaller TV in this room, a piano and a gas fire. The large bay window looks across Rye’s rooftops and is a beautiful room for snuggling up with a good book or enjoying a sing song.
The master bedroom overlooking the garden has a large ensuite bathroom with corner bath, separate shower and ample space for dressing. The second double overlooks the front of the property and is opposite the family bathroom with overhead shower, bath, basin and WC, all bathrooms have shaver points. A spiral staircase leads up to the single bedroom and this leads through to a further twin bedroom. These bedrooms are in the attic so there is some height restrictions to take into consideration. Children favour these rooms but please warn them to take care on the spiral staircase.
There is a large enclosed garden, with mature tress and shrubs, a pond, so care with children and dogs and a large terrace for alfresco dining on summer evenings. Private off-road parking for up to three cars maximum in front of the property and access is through a gate.

Whitefriars is a great base for exploring Rye and the local beaches of Camber Sands, Winchelsea Beach, the Pett Levels and Fairlight for fossil hunting or cliff walks.
The High street is one minute from the property and has plenty of independent shops, cafes, restaurants and pubs to enjoy and historical places to visit. Whether you choose to take the 'Mapp and Lucia' or 'Ghost' tour around Rye, your first stop should be the Heritage Centre down by the quay. While away an hour playing the old penny pier machines or watch the town's 'Sound and Light' show and learn about Rye's smuggler past. Local information and guides can be collected from the small Tourist Information point at the Town Hall, next to the famous St Mary’s Church. If the weather is inclement, that visit the Kino cinema in Lion Street for all the latest movies or take a dip in the local pool at the sports centre.
If you wish to go further afield, the seaside town of Hastings is a short drive away and here you can walk amongst the fishing boats, browse the antique and bric-a-brac shops, try your luck in the arcades, stroll along the pier or visit the Hastings Contemporary Gallery, and most importantly, treat yourself to fresh fish and chips!
The 1066 Country has plenty of castles, grand houses and National Trust gardens to visit - you really are spoilt for choice. We highly recommend a trip to Great Dixter's House and Gardens at Northiam or Bodiam Castle, which has activities to amuse the children all year round.
If you fancy a trip to the continent during your holiday then the Euro Tunnel is thirty five minutes away by car, or take the train from Rye and pick up the Eurostar from Ashford International Station. Lydd Airport offers flights to Le Touquet which take only fifteen minutes, so you could even fly to France for lunch on a special occasion.
