Rye and Beyond Holiday Cottages is an exclusive holiday cottage booking agency. I have worked in the holiday rentals business for 20 years, with my own business and previously worked for a larger agency agency. My close, working relationship with my owners, means that I am able to match the right property to the right guests . My owners value the more professional and personal service, knowledge, advice and help that I provide to them and their guests. Importantly, I live near Rye, so I am always available in person as well as on the phone or email. Guests are very welcome to contact me before arrival, during their stay and after, to answer any questions.

**To help you book without risk during the Covid-19 situation**, we are offering you a simple, risk free cancellation policy for bookings made in the next few months, for dates in 2020 including Christmas and New year. Also for stays in 2021 up until the end of March.
You do not pay a deposit when you book online. You can cancel free of charge or we can amend your dates up until 7 days before arrival. You will pay the full amount 7 days before arrival which would then not be refundable unless a travel ban or lock down. For Christmas and New Year Dates, we we take payment 14 days before arrival. From 1st April 2021, you can cancel for free up until 30 days before arrival when payment becomes due
We do ask that if you have to cancel, to let us know as soon as possible so the property has a chance of re-booking. You do not pay a deposit for any future dates when you book online, just our £20 booking fee.
**If you previously booked without our covid-19 policy,** (which automatically charged a 20% deposit) we will not take any further payment due until 14 days before arrival, so there is plenty of time to review the situation. If you have paid a deposit we can amend your dates or issue a credit voucher for a future booking or offer a refund less our £20 booking fee. We are trying to be fair to our guests and property owners
. **If new lock downs or travel bans occur,** whenever and however you booked with us, we would refund any payment made, less our £20 booking fee.
