Maytham Cottage is set at the end of a quiet private road at the top of Rye Hill, a gentle stroll from the town centre

The beautiful 5 bedroom property is great for mixed generation bookings or friends wanting to catch up.

You enter the property into a small entrance hall, space for coats and shoes after afternoon strolls. From the hallway, there is a cosy lounge with views over the garden and a small wood-burner for cold autumn and winter nights. There is a utility room with a washing machine and separate dryer, a great space for your four-legged friend if they come too and a separate downstairs WC. The large kitchen is fully equipped with a dishwasher, large fridge freezer and kitchen table for early morning coffee before the rest of the house awakes. The dining room can comfortably seat 8 guests and has stunning views over the garden and surrounding countryside.

There is one double bedroom on the ground floor with an ensuite shower room suitable for anyone who has mobility issues.

Stairs lead up to the further 4 bedrooms. To the left is one double bedroom with a king size bed and opposite a bathroom with bath, shower screen, removable shower hose, WC and handbasin. To the right, you have two single bedrooms, a large master bedroom with a super king size bed with views to the side and rear and another family bathroom with bath, shower screen, removable shower hose, WC and handbasin.

There is a small roof terrace overlooking the garden and Romney Marsh towards the sea, the perfect spot for morning coffee or an evening glass of wine watching the sunset.

The garden wraps around the property and is dog secure and is mainly lawn with mature planting. There is a terrace off the kitchen with an outside table and chairs and further garden furniture for the summer months in the garden shed.

A great space for enjoying the countryside views, wildlife watching and star gazing without light pollution at night.

The property is dog friendly with a stair gate at the bottom of the stairs to prevent dogs from going upstairs.

We can provide a travel cot on request but do not provide cot bedding and a highchair if required.

There is parking for 3 medium-sized cars to the front of the property.

Neighbourhood

Maytham Cottage is perfectly positioned for enjoying all that Rye has to offer, you are only moments away from good pubs, restaurants and the towns medieval history.

Always a good start to any visit to Rye is the town’s Heritage Centre. Here you can watch the Town Model's 'Sound and Light' show, which goes into detail about the history and the colourful past of Rye and it's inhabitants, or wander upstairs and play the ‘Old Penny Pier Machines’ and giggle at the ‘Laughing Sailor”.

If antiques interest you, then visit the Strand Quay where you can try your hand at bartering and grab yourself a bargain! Rye benefits from a good selection of independent boutiques and coffee/tea shops, to enjoy at your leisure.

The town has its very own boutique cinema, ‘The Kino’ in Lion Street, so on those chilled out evenings the chance to catch the latest big movie.

Camber Sands is about three miles away and can be reached by a cycle path all the way from Rye to the beach if you wish to walk or cycle. There is a regular bus service from Rye to Camber during the week, running approximately every thirty minutes, on Sunday's the wait may be a little longer. The beach is sandy and goes for miles with large sand dunes to shelter in, if there is a seabreeze. The waters are shallow and during the summer months life guards patrol the bathing waters.

The town of Winchelsea is a 15 minute drive away and, like Rye, has a rich history and links to the days of smugglers. One of the many cellar tours that take place during the year, is a worthy visit and a chance to see parts of the town that are not normally on show. With far reaching views over the marshes and out to sea, it really is a pleasant way to spend a few hours and for the keen walkers, the chance to pick up the 1066 route.

Just 15 minutes drive away is the Rye Harbour Nature Reserve, where you can walk along the sea wall and out on to the marshes to enjoy the flora and fauna. You can choose to walk out to Camber Castle, originally located on a shingle spit and where once it protected the towns of Rye and Winchelsea before the sea receded. Although no longer open to visitors, it is still a striking landmark worth a visit.

The towns of Hastings, Ashford and Tenterden are around a 30 minute drive away and are worth a visit a day visit, with a variety of cafes and shops to browse. If you would like to take a day trip to the continent, the Eurostar can be picked up from Ashford International Station and trains to Paris, Lille and Brussels are available. Alternatively, the ferries run from Dover, just 50 minutes away or the Channel Tunnel from Folkestone, a 40 minute drive.

Transport

  • Good transports links available if visiting by train - from London you can get to Rye via Hastings or alternatively from Ashford International station.
  • If traveling from Europe via the Eurostar, then depart at Ashford International and get the connecting Marsh link train to bring you to Rye.
  • If driving from Europe, the town of Rye is about 45 minutes from the ferries at Dover or the Euro Tunnel at Folkestone.
  • Gatwick airport - approximately 50 miles from the property.
  • There are regular buses that travel to Tenterden, Hastings, Folkestone and Camber from Rye.
  • Taxis available from Rye Railway station.
